OLD FASHIONED CARAVANNING AND CAMPING WITH A RELAXED TRADITIONAL FEEL AT ITS BEST

At Luckford Wood we invite you to pitch your tent where you want [within designated areas]. We don't have rows of tents and caravans.

At Luckford Wood we offer our guests wash room facilities with free hot water for 12 showers and 12 washhand basins, we offer you basic toiletries, as well as free hot water for the washing up stations which are undercover and lit for your convenience.

The family park is fringed by woodland, sheltered with many secluded areas. It is with in easy reach the Jurassic Coast, beautiful sandy beaches, woodland and forest walks. Numerous recreational facilities are all waiting for you and are all within easy reach of the site.

Luckford Wood Caravan and Camping Park is hidden-away nestling between Heath Land to the North, Woodland and Forest, to the South, and within reach of the coast, which can be reached by walking across country from the Park or by road. - just 4 miles from Lulworth.

You will be surrounded by an abundance of wildlife with woods and grassland all around. Why not just laze the time away listening to the call of the birds singing. If you are lucky watch the deer grazing.

Many magnificent old ancestral homes, country houses, and gardens abound. The world famous Lulworth Cove and Durdle Door are a must for those interested in geology and magnificent scenery. Or perhaps just enjoy the peace and quiet at Warborrow Bay, and marvel at the deserted village of Tynham. One can sample the delights of Swanage, Dorchester and Weymouth or the thrill and excitment of visiting Monkey World, the Tank Museum and the Swanage Steam Railway.

For those all important provisions there are Supermarkets in Wareham and further a field Swanage and Poole with convenience stores in all villages Wool, Stoborough, Sandford and Carey.

For golf packages, courses, partnerships, concessionary fees and links, please ask for details.

We have a great choice of pubs, restaurants, small hotels, cafes, bars which meet all tastes and all within a reasonable distance.

Bike hire, trekking, outward bound courses, deer staking, zorbing, clay pigeon shooting, gliding are all close by.

Well behaved groups of polite courteous young people, families and friends and individuals are all most welcome.

We welcome rallies throughout the year.

Pets are welcomed. We just ask that they are kept on a lead and either walked on our internal dog walking lane to the north of the park or off site.

AMERICAN RV - CARAVANS MOTOR HOMES
Are all very welcome at Luckford Wood where the site is level on a well drained gravely soil. Easy access is via a wide splayed entrance.

Safety

Children can play in the full view of caravans or tent, but must always be under the supervision of their parents.

For 25 years we at Luckford Wood Caravan and Camping Park has allowed traditional open CAMP FIRES [conditions apply]. We supply the kindling wood, a fire basket/brazier and a water container for your safety, all you need are long balmy evenings to enjoy the delights of your stay.

We supply you with all the wood you need for your nightly camp fire. You may well see shadows and reflections dancing in the night sky, smoke wafting, embers drifting by in the night breeze on their way up into the stars, along with thoughts of a beautiful day.

Camp Fires make sure you bring an axe and saw and enjoy the delight of gathering and cutting your wood for your fire.

COSTS will vary from typically £2.00 pppn based on 10 people with 5 tents pn.

To £7.00 pppn for 2 people sharing one tent pn. Feel free to call to confirm.

WOOD SUPPLY

  • You have as much as you need.
  • You collect the wood from the store.
  • You use the firebox provided, this must be kept off the ground using bricks to prevent scorching the grass.
  • Please put back what is not used.
  • We can usually supply lighting paper and kindling wood.
  • You might like to bring a saw and axe in case its needed.
  • All wood is to be broken up in the wood store compound NOT AT or BY your TENT.
  • Be careful of NAILS and SPLINTERS.
  • Don't scorch the grass keep the Fire Box off of the ground on top of bricks.
  • Collect ALL Firewood during daylight hours.
  • Don't damage trees.
  • Don't climb on to the wood pile.
  • Be careful do not handle HOT ASH.
  • FLOATING HOT EMBERS can burn holes in tents, manage your fire to prevent this, do not overload the fire box.
  • WIND. Always build the fire on the eastern side of your tent, smoke should then be blown away from your camp. Keep tents and belongings a safe distance away from the the fire.
  • Try to have the opening of your tent to the South or East not open to the prevailing wind.
  • WATER keep a large amount of water close at hand.
  • Do not allow the grass to be scorched or burnt.
  • Keep your car / gas bottles and other belongings a safe distance away.

ALL PERSONS CHOOSING OR INVOLVED WITH HAVING A CAMP FIRE / BARBEQUE WILL DO SO AT THEIR OWN RISK.

They will be responsible for any loss property and or life caused directly or indirectly by their actions to others campers and their property and surrounding neighbouring properties.

Cooking is so easy using our braziers which in turn contains your camp fire. You will experience the true meaning of caravanning and camping appreciating the aroma of the wood being burnt, the light the sounds, the peace and enjoyment, knowing you are snug and warm as you sit dreaming around the log fire.

New for 2006 a water ring main around the park which brings fresh drinking water to within easy reach of most pitches. Many pitches have the opportunity to hook up to own individual mains water and electricity.

Our current modest facilities have free hot water to about 12 showers and 10 washhand basins.

All pitches can have their own barbecue.

Let us prepare and bring to your encampment your HOG ROAST. We will roast, carve, display and serve the meat and prepare everything else as described. [Suitable for small groups conditions apply please ask for details].

Boneless rolled loin or leg of pork served on silver platter presented with sliced oranges, limes and lemons. Garnised with herbs honey and spices and our secret sauce.

Luckford Wood offers caravanners and campers a peaceful relaxed atmosphere in a unique setting. The setting is rural and uncommercialised. Luckford Wood Farm Caravan and Camping Park has many hideaway and secluded areas as well as secluded sunny glades. Many areas are tree-lined, other areas are level meadowland. The site nestles in the heart of Dorset countryside. The park has low level lighting at night for your convenience and safety.

Luckford Wood is ideally situated just North of Lulworth Cove and Durdle Door, it is the closest Caravan and Camping Park in this locality to the coastline and it's situated in an area listed as being in an Area of Outstanding Natural Beauty.
The entrance to the Park is good and can be accessed via the A352, B3070 or B3071.

Camp Bestival 2009 24th 25th 26th July 2009 at Lulworth Castle
Luckford Wood House and Luckford Wood Caravan and Camping Park is a short distance by road about 3 mile about 5 minutes drive from the festival and then return to sleep under the stars by your Camp Fire.

Hook Up Points
Up to 60 points giving 10 to 16 amps are usually available and can be reserved. Each hook up point has a low level security lighting for your safety when walking at night time.


Designated dog walking lane
To the North of the site there is a dog walking lane and stream. Dogs must be kept on a lead at all times.

Music

Luckford Wood is a quiet site. We ask that Noise levels are restricted and contained to within each pitch after 9.30pm thus respecting those other campers and caravanners close by.

Secluded adult only areas can usually be reserved.

Family Members - Breakfast
Campers and caravanners can even enjoy an sumptuous breakfast at Luckford Wood Farmhouse sampling the delights from our extensive menu. We invite you to eat at a time to suit yourselves and eat what you want - either in the dining room, conservatory or garden. (Reservation only)
Family members/friends who are camping may join family and friends staying at Luckford Wood House for breakfast.

Many fine country and town pubs and restaurants which cater for all tastes can be found a short distance from Luckford Wood Farmhouse and Luckford Wood Caravan and Camping Park.

Indian, Chinese, Italian and Fish and Chip Suppers can be delivered to your tent or caravan by local suppliers. (By prior arrangement only). Orders to be made well in advance, ask for details. Suitable for groups, conditions apply.

A Hog/Lamb Roast/BBQ with canopy can be hired at Luckford Wood. This is suitable for groups of families or friends, conditions apply. A pig or lamb must be ordered/purchased well in advance of your arrival at Luckford Wood.
We can prepare the meat to be cooked and cook it for you while you are out during the day and then carve it for you in the evening or you can undertake the cooking yourselves.

Caravan, Boat and Motorhome Storage
Is available for boats, caravans, motorhomes, other vehicles, trailers, tents and other general items.

Services
We can collect your van from the site where you are staying and put it into store, and return it next season to the site of your choice. Or we

can position it on site at Luckford Wood (if pitches are available) and then put it back into store when required. We are open all year for storage.


Inflammable Liquids and Gases
Gas bottles and valuables must be removed prior to storage.

Insurance
A copy of your current insurance policy and confirmation that your insurers know that your property is being stored will be required prior to your caravan/boat etc being put into storage.

Location
We are centrally positioned Weymouth, Dorchester and Poole and Bournemouth. We are approximately 10 miles from Swanage and 5 miles from Lulworth.

Tariff
Typical rates - £6 to £12 per week. Internal and external storage is available. Fully enclosed locked facilities are also on site POA. The storage facilities have water and power.
One building can be heated, please ask for details. Rates and availability are subject to change.

Security Measures
There are a number of gates that are locked leading to the storage yard and compound including other security measures.
A CCTV system is proposed to enable you to view your van, boat etc at any time via our internet link.

Planned New Facility Block Refused by Planners and Elected Members

At present we have a modest toilet and shower facility blocks and washrooms, all with hand basins, we provide you with free hot water and basic toiletries. The dish washing stations have free hot and cold water, they are under cover and lit for your safety. Planning permission has been requested for a new:

  • State of the art facility block which will be centrally heated, air conditioned.
  • With disabled toilets, showers and changing cubicles to meet the latest legislation.
  • Family changing and shower and toilet cubicles.
  • With individual washing cubicles with vanity units, hair dryers and shaving points.
  • Integrated baby changing stations.
  • Individual showering/washing/changing cubicles with luxury power showers.
  • A utility room will include washing machines, tumble dryers, ironing boards, fridge and freezer.
  • A drying room.
  • This facility will be air conditioned and centrally heated.
  • Reception office.
  • Dishwashing and food preparation will all be undecover for your convenience.

The facility will include the latest Eco Technology to ensure the minimum impact visually, ecologically and environmentally. This is still subject to planning approval by Purbeck District Council. The planners recently suggested we do not use ecological and environmental systems.

A SNAPSHOT OF THE WORKINGS OF A LOCAL AUTHORITY 1980 -2006

The council has knowingly allowed staff, members ,employees, friends, ex and current parish council members the following:

  • A. An ex parish council family member is allowed to operate a non agricultural businesses without planning. The council confirms planning is needed, but refuse to take action.
  • Planning permission was granted for a new dwelling, based on a fictitious 800 veal calf enterprise. [The application came highly recommended by the parish council, of which he was a member.!]
  • the wife works for the council. The people at her place of work were told they were moving to Europe to live. Gifts, leaving cards and presents were given and accepted. A few days later she returns back to work in a different part of the building.
  • Recently an individual living at this address shot a young puppy it took 4 cartridges to kill the dog.
  • Had to resign from the council.

B. The council claims the road network in the area is substandard. Interestingly this did not stop the council from granting planning to a district councillor and his relative to bring in about 250 caravans into the area the council class as an AONB, along roads they refer to as traversing, narrow, single carriageway with blind bends.

Brown and white tourist signs direct caravans etc to these two sites along professed narrow winding single carriage lanes! Direct traffic to a new camp site run by a parish council member. Previously they have spent the last 25 years claiming we do not want any more caravans and tent sites in the area!

Recently the district councillors relative was granted a CLUD [a certificate of lawful use and development] they told the council that they had permanently stationed 20 more caravans than their permission allowed. Planning for the extra caravans was approved straight away by the council with out any objections!.

C. Another council workers husband has been allowed to develop land as an equestrian centre, without planning building regulations and without paying business rates.

Update on planning progress for new wash room facilities

In 2005 we were granted PLANNING permission for a Caravan and Camping Park at Luckford Wood.

At a council meeting held on March 23rd 2006, the elected members refused our planning application for the new washroom facilities even though the planned recommend granting approval.

The refusal took place one year after Planning Inspector ordered the council to pay our costs as the council had wrongly used highway issues to refuse our application. The council has a 25 year old history of wrongly using alleged highway issues to refuse our applications.

The following are comments / reasons made / given by the elected members of the council to justify refusing application in March 2006.

Prior to submitting our application the Council advised and agreed the following

  1. The position of the washroom facility
  2. External and internal layout and measurements
  3. Contents and facilities
  4. Council said "that they would only allow the minimum facilities"
  5. Design and construction materials
  6. Height
  7. Pitch of the roof

This is the 7th plan we have submitted. It is seemingly a little game for the council, we apply they refuse we compromise they refuse what ever is submitted.

DURING A SITE MEETING IN MARCH 2006

COUNCIL MEMBERS ASKED THE FOLLOWING QUESTIONS AND MADE THE FOLLOWING COMMENTS

A parish council; member / complainant and one of the elected members claimed, "we have a drainage problem where the exisiting facility is at present.

They failed to explain how, when or where, or why they thought this.

Then they asked "why do we not put the new facility where the old existing facility is at present?"

The councils complainant suggests "we should have a Drainage Survey", even though the council had stipulated that the new facility would be moved to higher ground to over come their fears. [Interestingly this individual who sits on the parish council was granted planning for a camp site in 2005 in the first few months of being on the council, they were granted a certificate of lawful use and development [CLUD] for the new camp site. For the last 25 years this individual and others living at the same address have spent their time trying to prevent caravan and camping in the area.

These individuals spray their own RAW untreated waste on a paddock where horses graze. While on the council, another member of this family was granted planning for a dwelling based on fictitious veal calf business.

Seemingly being on the council just long enough to secure the planning permission.

I explained to those present at the site meeting March 2006 that the council had suggested the location for the new washroom, as this would overcome their concerns over drainage. Based on this I am mystified why the members and the complainant should think it best the facility should remain where it is. The complainant local council - said the new facility should be moved towards a stream on the Northern boundary.

One elected member objected to the new location, claiming "it would be visible at this location, going on to say that the location should be changed, he even suggesting "it should be built where the exisiting facility is?"

Interestingly between 1981 and 1992 we had facilities in the woods totally hidden away. Eleven years later the council decided they didn't like the facilities there either.

Proposal. The new facility is to be built about 100 feet south of the proposed position as this will over come the councils latest complaint.

Boundary

A council member claimed the proposed building was to close to eastern boundary belonging to a complainant and a council member. Members said the washroom should be 1.5 yards from the western fence and the woodland that was recently bulldozed, by the parish council member and complainant.

As I explained at the site meeting I was quite happy to position the washroom 3 yards from the boundary.

Proposal We will position the washroom about a 100 feet to the south of the proposed location this will over come the boundary concerns of the complainant who sites on the local parish council.

Council members asked "why do we need a corridor dividing the male facilities from the female facilities?"

Again I explained at the site meeting some of the needs are as follows

  1. Male / Female facilities in a Public Toilet are always separated. They are never next to each other for numerous reasons.
  2. Sound proofing area between male and female facilities.
  3. Privacy of the sexes.
  4. Health safety reasons.
  5. Health hygiene.
  6. Area for children to wait for their parents in the dry and safe environment.
  7. Dry area for push chairs to be left, out of the way for public safety reasons as there is insufficient room in the facility it self, due to the council only allowing us minimum facilities.
  8. Potential under cover cloths drying area.

Proposal I propose to reduce the width of the central corridor by about 20%.

As the dividing corridor is proposed to be reduced in width we will need an enclosed Food preparation and dishwashing area at each end one for the men and another area for women.

Council members asked

"why do we need such a steep angle on the pitch of the roof" [40 degrees]?
And
"can it not be lowered"

It was explained at the site meeting it is needed for aesthetic purposes to ensure the look of the building is in keeping, and pleasing to look at. One member said "he thought the building looked as if a child had designed it, "the others agreed. He seemed to over look the fact that, the design was largely due to the councils insistence, input and agreement.

Proposal I propose we reduced the angle of pitch by 2 degrees.

Council members claimed "the height of roof is to high?"

Neither the councils complainant or the elected council members explained why they thought it was "to high"
They did not say why the roof was to high to or in relation to what, neither did they suggest what the height should be or why.

As I pointed out to those members present the apex of the new washroom would be the same height as the caves of building they could see in the distance belonging to past and present parish council members. Who is also a complainant.

Proposal I propose to reduce the height of the ridge by a maximum of a 3%

As I explained at a site meeting, the height of the roof must be in relation to the overall parameters of the building as a whole, and is must be balanced. The height is determined by the dimensions of the building and the angle of the pitch of the roof.

Council members asked:
"WHY DO WE NEED A CEILING IN THE FACILITY?"

Some of the reasons are:

  1. Conserve heat
  2. Ease to keep clean
  3. Visual appearance
  4. Sound proofing

Council members asked:
"WHY DO WE NEED A FLOOR ABOVE THE CEILING?"

To support the ceiling.
and
"WHAT IS THE FLOOR SPACE TO BE USED FOR?"

It was pointed out at the site meeting the need for the floor is as follows

  1. To support the ceiling. [Usable area will be approximately 4 feet high x 6 feet wide].
  2. Access to services and fixtures and fittings.
  3. General storage.
  4. Air con units.
  5. Water header tanks. Etc
  6. Duct work
  7. Security equipment

Proposal increase the ground floor dimensions to allow for the equipment that would have been positioned in the roof area, and leave the roof space unused.

One council member CLAMED "THE WASHROOM WOULD BE HIGHLY VISIBLE"

I suppose it is fair to say that if the building or part there of, will be visible as is claimed by the member, I suggest the council only have themselves to blame for allowing their complainant and council members to destroy up to 3 acres of woodland to the west of the propsed washroom.

Having allowed the destruction of the woodland the council member suggested that the facility would be visible. The complaining member

a. Failed to establish what would be seen.
b. Didn't say from where it would be visible.
c. Failed to show how much of the facility would be visible.
d. Didn't confirm from what location.
e. Failed to say whether it would be seen from the highway or private property, or from which vantage point - when walking or driving - how many times it could be seen - or for how many seconds it could be seen if walking at 3 miles per hour - at which locations.
f. Failed to say why he didn't object to the council member destroying and bulldozing the woodland in the AONB
g. Didn't quantify why he thought it best if the new washroom was not seen.
h. I suggest the councils complainant was allowed to bulldoze the woodland by the council, to enable to council to then allege that the building would be or might be wholly or party visible from somewhere.

AONB - The same member claimed the washroom would be in the AONB [area of outstanding beauty]

Again if the council was concerned about the AONB presumably they would not have allowed their complaint and council member to bulldoze the woodland to the west of the location of the washroom in the first instance.

I find it difficult to comprehend how elected members of a statutory body / local authority can allow woodland to be bulldozed and burnt and then complain that they might be able to see something which they other wise would not have been seen, had the woodland not been bulldozed by their complaint and fellow member in the first place.

Proposal
Issue enforcement on the complainants / council member who were responsible for the destruction of the woodland, to ensure they replant the woodlands at 4 locations.

UP DATE ON OUR PLANNING APPLICATION FOR A NEW SHOWER AND TOILET FACILITY

GOOD NEWS


The council have finally accepted that they do not have any plausible, rational, logical or legal grounds to deny our planning permissions. On Thursday February 24th 2005 at 10.44 am PLANNING PERMISSION WAS GRANTED FOR A CARAVAN AND CAMPING PARK AT LUCKFORD WOOD for 20 caravans or tents.

Planning permission documents are dated March 5th 2005.

Those living locally have confirmed that "THEY HAVE NO OBJECTIONS TO OUR PLANNING APPLICATIONS" !!.6.52005

On two occasions during a meeting in 2005 a council member informed everyone that " he drives at 85 mph along these lanes the council alleged are substandard ."!

Between 1981- 2005 The elected members of the council have said that;

  • 'the new facility block was not needed'
  • 'the present facilities are good enough'
  • 'there is insufficient need for the proposed amenity block'
  • 'the proposal was not suitable'
  • 'the proposed design and standard of facilities are said to be poor and unsuitable by the council.'
  • 'this site does not warrant facilities'

They never quantify their remarks.
It’s a shame the council took 24 years to change their minds !! before granting planning permission for Luckford Wood Caravans and Canping Park in 2005!!
I wonder if the council would have taken their approach, if they did not have tax payers money to play with, and if so many of the members were not involved in leisure, tourism and horses themselves?
Over the past 25 years the council has inconvenienced our clientele by denying them the services and facilities they deserve, need and require.

2005 PLANNING APPLICATION FOR A NEW FACILITY BLOCK

We have submitted our SEVENTH drawing to be used with our planning application, for our long over due amenity building. We were assured that our planning application will be approved early 2006. Lets hope we do not have to wait another year.
The elected members went against the planners advice and refused our application.

We have now gone full circle from submitting a structure resembling a garden shed in 1992 when we were told by the planners "we don’t like that", through to the classical rural design on the web site, which the council has dismissed, claiming it to be a ‘ poor design,’ through to a design similar to a facility proposed in 1992, back to a shed as illustrated !!.

A good way to secure lots of planning application fees, and to ensure our ever increasing outgoing expenditure, and time delays.
